Kaia Villa by Atara: Our First Terra Collection Home, Unveiled
We have unveiled Kaia Villa by Atara, an AED 60 million, six-bedroom residence on Pearl Jumeirah Island, completed, handed over, and the first launch under our new Terra Collection. It is the latest finished chapter in a portfolio that now counts five villas completed and handed over to residents, with ten more residences under construction across Dubai's most sought-after communities.

A Home Arranged Across Four Levels
The villa spans four levels: basement, ground, first, and rooftop. Six bedrooms with ensuite bathrooms and walk-in closets are joined by the spaces long-term living actually needs: a study, a private cinema, a wellness suite with steam and sauna rooms, a fitness studio and yoga area, and a rooftop terrace with a BBQ zone facing the island sky. On the ground level, a pool and deck sit within the privacy of the plot. A three-car garage, a private lift, and dual front-of-house and back-of-house kitchens carry the same intent: a home engineered for how a family lives, not for how a floor plan photographs. The architecture stays deliberately quiet outside; the engineering lives inside the walls. Kaia Villa is the first launch under the Terra Collection, the name our coming bespoke, ground-up residences will carry. Since 2017, four villas on Pearl Jumeirah taught us what island buyers actually ask for; this collection is where those answers become a standard. It follows Haia Villa in leading our record on the island; regional press recorded AED 110 million in Pearl Jumeirah villa sales in the first half of 2026, led by these two addresses, collected in our H1 2026 coverage summary. Ten additional residences now stand in construction across Dubai's most sought-after communities, every one under the same rule: coastline only, one project at a time.
Beyond the island, the next chapter is already vertical: with Marriott International we are delivering the GCC's first Sheraton branded residences on Al Marjan Island, 168 residences from AED 2.2M on a 30/70 plan, handover Q3 2028.
