New Projects in Dubai: Five Projects of Record, Read Honestly

Market View, New Projects, Dubai, 2026

New Projects in Dubai, Ranked by Nothing but the Record

A search for new projects in Dubai returns launch banners, not analysis. This list works differently: five projects of record, each described by what it actually is, each paired with the question a buyer should ask it. Nobody paid to be here, and nobody is ranked.

New projects in Dubai: the Pearl Jumeirah waterfront near Atara's completed island homes

The Dubai waterfront at Pearl Jumeirah, where established coastline meets the city's next supply.

How This List Was Built

The five below were chosen because each represents a shape of supply a serious buyer will meet this year. Judge them the way you would judge any of the new property projects in Dubai: by paperwork first and rendering second. The best real estate projects in Dubai are usually the ones selling certainty, not spectacle.

The Five, by Shape

Palm Jebel Ali, Nakheel

The relaunched second Palm, with villa plots laid out along fresh fronds. The shape is pure scarcity engineering: manufactured island coastline at master-developer scale. The question to ask it is phasing: which frond, which handover window, and what infrastructure arrives with your plot rather than after it.

Dubai Islands, Nakheel

The five-island coastal development off the Deira shore, combining resorts, marinas, and residential districts. The shape is breadth: an entire coastline district delivered in stages. We cover the community fundamentals on our Dubai Islands page. The question: which island and which stage you are actually buying into.

Dubai Creek Harbour, Emaar

The waterfront district on the historic creek, pairing a skyline ambition with an established master developer's delivery rhythm. The shape is district-scale certainty managed over many years. The question: where your building sits inside the district's timeline, since early phases and late phases are different purchases wearing the same name.

Sobha Hartland, Sobha Realty

The villa and apartment community inside Mohammed Bin Rashid City, built by a developer whose pitch has always been construction control rather than spectacle. The shape is the build-quality bet. The question: how much of the premium is in the finish, and how much is in the promise of the surrounding district filling in.

The Oasis, Emaar

The lagoon-style villa community announced at the city's edge: low-rise, water-led, and deliberately un-towered. The shape is the anti-tower, space bought with distance from the core. The question: which matters more to you, the commute or the lagoon, because this project asks you to choose.

What All Five Have in Common

Every one is a master-shaped release, which means every one is sold in phases, and every one passes the same gate before serious sales begin: registration with the Dubai Land Department and a project escrow account. That register is your first verification stop, whichever project makes your shortlist. The second is the payment plan, whose shape tells you how construction risk is divided. The third is the oldest test in the market: walk through something the developer has already finished.

Where Atara Stands in This List

Honestly, nowhere, and we would rather say so plainly than wedge ourselves into a list we do not belong in. Atara Development has no new project in Dubai this year. Our Dubai chapters are finished addresses: seven completed projects, including four villas on Pearl Jumeirah, all visible on the island residences index, with the La Mer coastline chapter at La Mer Maisons.

Our active release rises one emirate north: Sheraton Residences Al Marjan Island, the first Sheraton branded residences in the GCC, with 168 branded residences from AED 2.2M on a 30/70 construction-linked plan and handover in Q3 2028, listed on our off plan property Dubai page and sold by us directly. For the wider pipeline view, read the companion piece on new property developments in Dubai, and bring any shortlist, ours or anyone else's, to our contact desk for a straight answer.

Project descriptions above reflect the public record as of 2026 and remain the responsibility of their respective developers. Verify registration and escrow status with the Dubai Land Department before any commitment.
