Ras Al Khaimah Apartments for Sale: What Buyers Should Know

Ras Al Khaimah Apartments for Sale, Read Without the Brochure

Demand for Ras Al Khaimah apartments for sale has outgrown the old quiet-emirate story. Prices set records in 2025, one island now dominates buyer searches, and the apartment product itself has changed category. This is what sits behind the headline, and where our own Sheraton project fits inside it.

The Market Behind the Headline

For years Ras Al Khaimah was described as the affordable alternative to Dubai. That description is out of date. Visitor arrivals reached a record 1.36 million in 2025, and the resort pipeline anchored by the announced Wynn Al Marjan Island property has shifted the emirate from a regional escape into an international address.

The numbers buyers care about moved with it. Bayut's annual Ras Al Khaimah market report recorded advertised apartment sales prices rising by up to 30.4 percent during 2025, with advertised rents up by as much as 14.5 percent. The same report names Al Marjan Island the most popular area in the emirate to buy an apartment, at an advertised average of AED 1,328 per square foot, up 21.3 percent year on year. None of that reads like a discount market. It reads like a market being repriced in real time.

What the Apartment Product Has Become

The older stock in Ras Al Khaimah was simple: large rooms, sea views, modest amenities. The new stock belongs to a different category. Branded residences have arrived, carrying hotel-grade service, managed amenities, and internationally recognised names behind the address. What has not changed matters just as much. Apartments for sale in Ras Al Khaimah still offer meaningfully more space per dirham than comparable Dubai addresses, and the emirate's geography, beaches, mountains, and mangroves all within an hour's drive, gives even a mid-rise apartment a sense of place that a tower on a highway cannot.

Al Marjan Island, Where the Search Narrows

Of the addresses serious buyers ask us about, one keeps surfacing first: Al Marjan Island, a man-made archipelago of four coral-shaped islands extending into the Gulf. It already hosts operating beachfront resorts, and per Bayut's data it is the emirate's most searched apartment address.

Our contribution to the island is Sheraton Residences Al Marjan Island, the first Sheraton branded residences in the GCC, developed by Atara Development in collaboration with Marriott International. The project offers 168 branded residences in one-bedroom and two-bedroom configurations, priced from AED 2.2M on a 30/70 payment plan, with handover scheduled for Q3 2028. We are the developer and the seller, which means buyers deal directly with the team building the project and pay no commissions to anyone. The wider island picture sits in our Al Marjan Island community guide.

What to Check Before You Buy

Four checks separate a sound purchase in this emirate from an expensive lesson.

Freehold Standing

Ras Al Khaimah permits foreign freehold ownership in designated zones, including Al Marjan Island. Confirm that the specific unit sits inside a freehold zone and that the title deed will register in your name before any deposit moves.

The Real Cost of Ownership

Ask for the service charge schedule in writing, not the estimate quoted in a brochure. For Ras Al Khaimah luxury apartments in branded or fully managed buildings, service levels and annual charges differ widely between projects. Compare like for like before comparing prices.

A Realistic Resale Horizon

The secondary market here is younger than Dubai's. Buy on a five-year view rather than a quick-turn assumption, and the entry pricing of the current apartments for sale in Ras Al Khaimah works in your favour rather than against you.

Who You Are Actually Buying From

In an agency-led market, many private listings carry a broker margin that never appears on paper. Ask plainly whether the person across the table is the developer. With Atara they are: one contract, one accountable party, and the same team answering the phone after handover.

Where We Stand

Atara Development builds where land meets water: four completed villas on Pearl Jumeirah, and now 168 residences on Al Marjan Island under the Sheraton flag. If this emirate is on your shortlist, walk through the Sheraton Residences Al Marjan Island page, then speak directly with our team. No agents, no middlemen, only the people delivering the building.

Market figures above are drawn from the cited 2025 reports as at publication. Current pricing, availability, and the payment plan for Sheraton Residences Al Marjan Island are maintained on the project page.
